Prickett Preserve, a 56,252-square-foot, 99%-leased shopping center at 930 Stony Hill Road in the Yardley section of Lower Makefield Township, has been sold for $39 million. At $693 per square foot, it is the highest price per square foot for a shopping center in the Philadelphia area, according to listing broker JLL. Langhorne-based DeLuca Homes and Wayne-based Envision Land Use, which developed the center and completed it in 2024, sold it to Dallas-based L&B Realty Advisors, a real estate investment firm that manages $8.9 billion in assets. The sale did not include the standalone, 91,000-square-foot Wegmans, which shadow-anchors the center on a separate parcel and has 20 years left on its lease. The center sits at the southwest corner of I-295 and Route 332 as part of a larger mixed-use development.
