Data center developer eyes former quarry, landfill site in West Conshohocken

Innovation 411 Fee Owner LLC, an entity tied to developer Brian O’Neill of MLP Ventures, has applied to West Conshohocken for conditional use approval of a data center campus on a vacant Front Street property at the Upper Merion border. The property, a former quarry, cement plant and municipal solid waste disposal site, sits across the Schuylkill River from the former Conshohocken steel plant where O’Neill is also seeking data center approval. O’Neill is asking to amend a 2023 conditional use approval for a life sciences research/development and warehouse campus so it can instead host a computer data center with accessory uses, such as primary and backup generators, HVAC equipment, switchgear, gas fuel cells and electrical substations. The request follows the borough council’s June 2026 adoption of an ordinance permitting data centers by conditional use in the Heavy Industrial district, which was amended again to address standards and regulations. According to September council minutes, the application is slated for planning commission review and a council conditional use hearing in November.
