Construction is underway on the District at Black Rock, a mixed-use development at 1201 S. Collegeville Road in Upper Providence on the former Quest Diagnostics campus. The development will feature Whole Foods, L.L. Bean, and Barnes & Noble alongside 122 Toll Brothers townhomes. Billed as the first ground-up, grocery-anchored retail project in the Collegeville area in more than 15 years, the Hightop Development project spans roughly 148,000 square feet of retail. Construction is expected to finish in the fourth quarter of 2027. Other slated tenants include J. Crew, Sephora, Shake Shack, Playa Bowls, Wonder, and Burton's Bar & Grille. MSC principal Douglas Green, who is leading leasing at the site, called the early leasing "very unusual" and a sign of pent-up demand in markets like Collegeville, where supply has lagged. Hightop bought the 17.5-acre retail site from Quest for $8 million in 2024 and rezoned it, with approval coming in April, while Toll Brothers paid $12 million in June for an adjacent 7.3-acre parcel for the townhomes. The site sits across Route 422 from the Wegmans-anchored Providence Town Center, which was put up for sale in May.
