Upper Merion Township supervisors voted 3-2 to approve a plan from Greystar to demolish the vacant 85,000-square-foot former Arcfield office building at 720 Vandenburg Road in King of Prussia and replace it with a six-story, 205-unit apartment complex — including 114 one-bedroom, 87 two-bedroom, and 4 three-bedroom units. The complex will feature 261 parking spaces, a pool, and roughly 5,800 square feet of amenity space including a fitness center and co-working areas. The project, located near Park Square Apartments and within walking distance of the Schuylkill River West Trail and Heuser Park, comes as Upper Merion has seen no new multifamily units delivered in three years and King of Prussia's average rent has climbed to $2,170 as of July. Some supervisors criticized the proposal for lacking an affordable housing component and for being too tall relative to surrounding buildings, suggesting it should include fewer units. The development, first proposed last year, would be Greystar's third project in King of Prussia, joining Skye 750 and Indigo 301.
