Towamencin's board of supervisors agreed to send a revised 210-unit development plan for the former Freddy Hill Farms site back to the township planning commission for further review, after developer Tony Maras presented updates showing more preserved open space (66.5 acres versus 64.2 in the prior version) and a possible fourth leg added to the Sumneytown Pike and Troxel Road intersection, made feasible by a new option to purchase the departed Seipt family's house on the property. The latest plan — down from earlier proposals of up to 338 units — would include a mix of single-family homes, townhomes and small-lot singles with minimum lots as small as 3,700 square feet, compared to an alternative by-right plan of 140 larger-lot homes at 1.1 units per acre. Residents raised extensive concerns spanning traffic impacts on Kriebel Road and Sumneytown Pike, small lot sizes, developer profit margins, wildlife and stream corridor preservation, and whether nearby homeowners could afford to relocate if their properties are needed for road widening. Supervisors emphasized they were not voting on the plan itself but authorizing it to proceed through the normal planning process, with the planning commission set to weigh in at its Monday, Aug. 3, meeting.
