Sidewalks and curbs - Any sidewalk with a crack wider than 1" or having a vertical plane difference of 1/2" shall be replaced.
Handrails - Required on one side of stairs with 3 or more risers; enclosed guards on both sides of open stairs or surfaces exceeding 30" above grade).
House numbers - Address posting, minimum of three (3) inch size reflective numbers posted in a location visible from the street from both directions.
Pools - Fences and gates in proper working condition. Gates to open away from pool and self-close and self-latch. Hot tub covers may not be damaged. All latches/buckles in place.
Exterior stairs - Maximum height of stair/step risers is 8 1/4"
Driveways - Onsite septic or well water must show evidence that systems are in good working order

Smoke alarm - Must be operational and located on each level. (Basements - finished and unfinished areas)

Exterior:

Sidewalks and curbs Shall be in good repair and in a safe condition. Sidewalks with horizontal crack or a difference in elevation of more than ½ inch vertical or one inch horizontal shall be deemed not in a safe condition and shall be replaced.
Handrails Every flight of stairs which is more than three risers high shall have a handrail and guard, and every open portion of a stair, landing, or balcony, which is more than 30 inches above floor or grade, shall have guardrail installed in accordance with the Building Code. All decks, more than 30” above finished grade, shall have a guardrail installed in accordance with building code.
Foundation  
House numbers Each house, building or structure shall have the assigned address number displayed in a position easily observable and readable from the public or private street or right-of-way. All numbers shall be in Arabic figures at least 3 inches high and reflective.
Other Exterior walls, roofs, doors and windows shall be free of holes or breaks. The roof shall be weather tight.

Interior:

Smoke alarm Every residential dwelling unit shall have a minimum of one, 110 volt A/C powered with battery back-up, smoke detector near a sleeping area.
Handrails Every flight of stairs which is more than three risers high shall have a handrail and guard, and every open portion of a stair, landing, or balcony, which is more than 30 inches above floor or grade, shall have guardrail installed in accordance with the Building Code. All decks, more than 30” above finished grade, shall have a guardrail installed in accordance with building code.
Sump pump Floor drains shall not be permitted. Sump pumps are not permitted to be connected to the sanitary sewer. All illegal connections shall be removed and discharged to an approved location.
Other Every habitable room in a dwelling unit shall contain at least two separate and remote receptacle outlets. Every bathroom shall contain at least one G.F.C.I. receptacle.
Other All plumbing fixtures shall be clean, operating properly and in a sanitary condition. All traps and fixtures shall be operational at all times.
Other Exit signs an emergency lighting must be present and operational as required.

Other:

  • All dwelling units in rental properties shall be inspected and a certificate of compliance will be issued valid for five (5) years.
  • All common areas of rental properties shall be inspected on a yearly basis and a certificate of compliance will be issued valid for twelve (12) months.

Open House Directional Signs:

A tent sign announcing Open House for a residential resale- within 1000ft. of the house for sale and property owner consent for placement. Per ordinance.

For Sale/Sold Signs:

On site real estate signs, on individual properties that are for sale, rent, or lease or which have been sold, rented or leased. The former type shall be permitted for as long as the property remains for the sale or rent, but the latter type shall be removed within a week of the date of the sale or rental agreement.
