We recently heard from a member who had helped her clients close on a home, only to discover a significant electrical issue after settlement.
 
They were surprised by the electrical problem, because the township had performed a use and occupancy inspection before the sale. In fact, electrical boxes were not one of the items on the township's U&O checklist.

We encourage Realtors to keep in mind the importance of a private inspection — not only because it protects their clients, but also because it is a strong argument against overreaching municipal inspections.

For example, when Falls Township, Bucks County, dropped its U&O inspection requirement last year, the township manager explained it this way:

"The level of inspection that home inspectors do privately is far, far greater than what the township's program was providing."

Bottom line: Don't count on a municipal code inspection to catch everything that will be important to your buyers.
